Choosing a Real Estate agent to help you sell your home involves a bit more than just calling a Realtor and signing a contract with them. There are many factors and aspects about selling a home, the amount of time on the job is only one and should not necessarily be the deciding factor.
Bear in mind that some listing agents will place your listing on the MLS and then just wait for the phone to ring from the agent who has a possible buyer and not do anything else but that.
How many properties has you agent sold? Was he/she the sellers agent, or the buyers agent? How many properties were sold at, or near, the asking price when agent acted as sellers agent? That is an important question. Some agents will prompt you to reduce the price substantially when negotiating with the buyer. That can mean you lose a lot of money, but it is a quick sale and fast commissions for the agent.
Not everyone is good at negotiating or asking for things.In a transaction involving a large sum of money such as your house, would you not have an agent that have the skill and know how to negotiate the best deal for you?
Besides listing your property on the MLS, what are other marketing plans? Advertisements? Open houses? What?
What is the availability of your agent? Will you, and potential buyers, have to wait hours, or over the weekend to get a response? Will she respond in the evening? Some agents take Sundays off, some are off in the evenings to spend time with their family. Make sure this is clear and agreeable to you.
What is the personality of this potential agent? Is she optimistic, upbeat, solution oriented? Or is she pessimistic about your property, about the market in general, unmotivated to have open houses or to otherwise show initiative?
Take some care and thought before selecting someone that you will be forced to work with for many months. Take your time, interview several agents. Ask around for referrals. Make sure you get the best agent for you and your deal.
In this article I am going to show you a chord progression that is probably the most ‘Jammed To’ progressions and is a ‘must know’ for ALL guitarists. It’s called the 12 Bar Blues and is the building block for all blues music.
Here it is in its basic form, in the key of A.
OK, let’s take a look
Counting 4 beats to the bar as in 1,2,3,4/1,2,3,4/1,2,3,4 etc etc Play 4 bars of the chord A, then 2 bars of D, back to A for 2 bars then one bar of E, one bar of D a bar of A and finally a bar of E to finish off the sequence making 12 bars in total.
Simply keep repeating the sequence and get you friends to jam along with you in the key of A. It’ll sound great trust me! If you listen closely to a blues number you will probably be able to pick it out as it is a very popular sequence.

Let’s now have a look at another variation of this classic sequence, so sticking with the same theme we’ll move on.
To start off we’ll use the key of A (major) as an example. It uses the 7th chords which sound really cool in this context.
It goes like this: I A I D I A I A7 I D I D I A I A I E7 I D7 I A7 I E7 I
I A I = 1 bar of A (major) – I D I = 1 bar of D (major) etc
The A7 chord is constructed and played like so: the 6th string is not played, the 5th string is played open, the 4th string is played on the 2nd fret, the 3rd string played open, the 2nd string played on the 2nd fret and finally the 1st string is played open.
Next is the D7 chord – we do not use the 5th and 6th strings, the 4th string is played open and play the 3rd string on the 2nd fret. Play the 2nd string on the 1st fret and to finish off ply the 1st string on the 2nd fret.
Here’s E7 – 6th string is open, play 5th string on the 2nd fret, 4th string open, play 3rd string 1st fret and 2nd and the 1st string are played open.
You’ll really enjoy this… It’s a great chord sequence to jam to and allows you to endlessly practise your soloing over.
Moving on from this is a nice little trick to make your 12 bar blues even more bluesy…
So again we will take the key of A and substitute the D chord and E chord for a D9 (D9th) and E9 (E9th). The D9th chord shape is played like this:
The 6th string is not used, the 5th string is played on the 5th fret (second finger) the 4th string is played on the 4th fret (first finger) and strings 3,2 and 1 are all played at the 5th fret using your 3rd finger.
The E9 chord is simply played by sliding the chord shape up two frets. The 12 bar blues sequence is then played like this:-

Use the 9th chord shape to create a real bluesy sequence.
